AGROALEMANA C.A. is the owner of the 200 hectares which was previously a part of the property hacienda "Luz Herminia", with a total extension of 423 hectares. Later, this property was divided into 3 macro lots and a development of 160 hectares was developed and so now it is the LOMAS DEL BOSQUE Urbanization, that has become a reality & accepted by many new owners and has generated capital gain to the other macro lots of Agroalemana surrounding this urbanization.
There are 2 different projects at the same location.
One is the 200 hectars land development and one is the Lomas del Bosque already in place
LOCATION AND EXTENSION OF THE AREA
These 200 hectares ( see detail in annexed Plane Schematic), that our company wishes to market & sell off for a new development, is located between the irrigation channel and the Southeastern corner of the project of the new airport of Guayaquil & the major highway that goes to the coast and the LOMAS DEL BOSQUE urbanization. The topography is winding & oscillates up to 25 meters in parts.
AGROALEMANA C.A. CONCEPT OF THE DEVELOPMENT /ARGUMENTS TO CONSIDER
Definitively, the future Airport of Guayaquil will promote the agro-industrial development in this zone. Our estate is neighboring next to the aforementioned airport project, and it includes the irrigation channel of the CHONGON dam which will foster further capital gains of our own rustic urbanization "LOMAS DEL BOSQUE" and "LA COSTA" Country Club, our almost immediate neighbors.
Agroalemana C.A wishes to continue with the rustic development of its lands. The terrain that our company has cultivated since its acquisition (1977) was previously dedicated to a cattle ranch. This fact is important at the time of considering the possibility of being able to certify these lands are most fertile in the undertaking of organic agricultural projects as well as hydroponic perm culture and other agro-ecological alternatives of important economic yields. The renewed interest to develop urbanizations in such favorable route to the Coast with perfect climate conditions for agriculture and healthy living has also been greatly influenced by the proximity to the biggest harbor city of Ecuador (Guayaquil), the proximity to prestigious schools along with tourist destinations of the “Route of the Sun” along with many other factors which in turn will entice the future buyers with likeminded vision of our location with eco style living parameters and healthier self sufficient life styles than both city and suburb concrete style living.
EXTENSION OF THE LOTS
At least 1000 m2 will be necessary to construct a house, farming facilities to develop intensive agriculture & farming practices.
Multiple lots of this extension could be acquired by a single owner if the activity that is going to be developed demands a greater extension, for example, in the case of a flower growing project requiring a conservatory, greenhouse this would require a greater installment.
We propose also that it will be feasible to establish a small integral farm in a 1000sq meters extension. This model farm could demonstrate to future owners how their lives at the development would be and at the same time educating them in acquiring the necessary agricultural goods, produce, storage requirements to commercialize and distribute their products.
Each unit of production in the suggested extension will be able to include a certain number of traditional animals (horses, poultries, cows) in order to develop new commercial species (worms, snails, frogs, quails) as well as rotating cultures of bio-aquatics species (fresh water tilapia, shrimp and lobster, etc).
COMMUNITARIAN PRODUCTION
Certain goods could be produced in a communitarian way thus for example, the organic soil installment or compost, organic insecticides, communitarian seed plots for the development of plánts that are natural agents of control of plagues.
Major importance will be the way in which the decisions will be made as a community that lives and works on the lands of this project.
Even though the production is the alternative responsibility of each owner, it will be necessary to consider the various stages and forms of production that will need a consultant's office and a system of organization, flexible to the conditions & reality of the target markets in order that the economical results be greater by producing in accordance.
The technical consultant's office, the agricultural equipment, the storage, the distribution and the commercialization of products, are elements of the project that demand a suitable infrastructure so that the sufficient equipment and products will be available to undertake each individual project.
The formation of a modern agricultural Cooperative that takes into account the requirements & needs of the clients and their proposals will also need to be analyzed.
COST OF THE LAND
The cost of the 200 hectars estate for our proposal is USD $ 8.00 per sq meter (m2) and takes into consideration the capital gain that has already been generated from our previous project, in addition to other factors, like the construction of exclusive clubs and the expectation of the construction of the airport right next to our property. This cost has been compared to similar land & terrain in our vicinity & is considered to be high economic pricing when considering other lands of USD $ 15 to 18 per square meter (m2).
NECESSARY INFRASTRUCTURE
Even though the density of population that would acquire this zone will be very low, it is a must to offer comforts of equal or similar quality, as we have in the urban areas.
Houses of rustic type constructed with diverse resistance with little combustible materials are recommended while it is suggested they also have an area of nothing smaller than 140m2 of construction.
Water for human consumption:
We consider it sufficient to utilize the Piping originated by the system that lies in front of the highway, as well as making a facility which integrates the water from the irrigation channel that cuts the property in half.
Irrigation: the estate counts on a system already installed that right now allows for 80 hectares by a system of hydrants. In addition there is the great advantage of the cemented irrigation channel preventing problems in future.
Electricity: Is already available in the zone
Routes: The estate is serviced by the main highway that leads to the pacific coast and in the future there is a new highway in the planning that will attend the new airport departing directly from Guayaquil where there is also a new extension to be built leading to another part of the coast where a large new port is being constructed
